Why Home Staging is the Best Thing You Ever Did to Sell Your Home

This week, the focus will be on perhaps one of the most important elements in the process of successfully, and happily, selling your home: staging.  This is a good time to bring about this topic, based on the current Omaha real estate market and the promising outlook for 2016.

“Omaha home sales in 2016 could match or exceed last year’s highs, experts say,” is the headline of a recent article from Omaha.com describing the current market and real estate trends, as well as opinions from various local experts.

According to the article, the number of homes sold in Omaha over 2015 rose 7% compared to 2014.  It states that the median existing home sale price in the Omaha metro increased by 7.5% in the past year and is up 16% within the past decade.  Not to mention the fact that while rent prices continue to rise and the job outlook in Omaha remains healthy, millennials (those born after 1980) are drawing towards home ownership, adding more buyers to the pool.  The article also mentions that Omaha has also recently received recognition from national online real estate database, Zillow, by being named in their Top 10 list of “Hottest Housing Markets for 2016.

What does all this matter, you ask?  Because the big picture is that amidst all the excitement of all of the continuously increasing activity going on in the area, it also means increasing competition, and the very concept of home staging is to help your home stand out from the rest. 

Now for the bread and butter – two of the most significant motives as a seller to stage your home are as follows:

  1. Netting a higher selling price.
  2. Reducing the days on market.

If you consider yourself to be a so-called penny pincher and you see the words “home stager” as another way of saying “additional expense,” there is significant evidence to suggest that not staging your home may very well end up costing rather than saving you.

It's no doubt we are a society fueled by visual stimulants, a.k.a. marketing.  They say first impressions are everything, and the way your home looks in photos and during showings is no exception.  According to Pearson Education, Inc. 65% of the population is comprised of visual learners, or those who are supremely impacted by what they are seeing, as opposed to what they can hear or touch.  This is huge when it comes to putting your home on the market; this means that 6 to 7 out of 10 people will be influenced mostly by how your home looks.

The idea of staging your home is to help buyers visualize themselves actually living in that space.  It serves to create a stronger demand as people want to purchase a home – not just a piece of property.  The more demand you can stir for your home, the greater the chance you will net a higher selling price.  Good impressions can also encourage people to act quickly when submitting an offer, therefore reducing the number of days your home is on the market – and your level of stress.
