Omaha Neighborhood Spotlight: Dundee, Country Club and Happy Hollow
Omaha has been one of the hottest markets for real estate for the past couple of years. A few of Omaha’s oldest neighborhoods have been even more popular. Dundee, Happy Hollow and Country Club have had homes coming and going in a blink of an eye and feature classic colonial and tudor style homes. These three distinct neighborhoods are located just north of Dodge Street and Memorial Park. Combined the neighborhoods span from 46th Street to Western Street and from Leavenworth to Seward Street. These three neighborhoods are perfect for anyone to call home as they are close to numerous golf courses, parks, trails, restaurants and their close proximity to Dodge Street, Midtown and Downtown.
History of the Neighborhoods
Dundee was Omaha’s first suburb back in the late 1800’s and continued to grow over the years especially after the construction of Memorial Park in 1948. Dundee is also the place of residence for Omaha’s own Warren Buffett and the birthplace of Nebraskan filmmaker Alexander Payne.
Happy Hollow, located on the western side of Dundee, was also established in the late 1800’s. The lots were originally given out for free to help increase sales and they featured large setbacks allowing for lush landscaping. These lots also allowed for larger homes than what Omaha was used to at the time and those homes have continued to be a popular pick to new and old Omaha residents.
Country Club, located just south of Benson, became popular in the 1920’s and is home to streets lined with mature trees and timeless tudor and Georgian homes. Country Club, Dundee and Happy Hollow have all been placed on the U.S. National Register of Historic Places.

Some of the local businesses include: Great Harvest Bread Company, Dundee Florist, and the Dundee Theater. The Dundee Theater originally opened in 1925 and then was recently remodeled in 2017 in an effort to save the theater from closing for good. It is now owned and operated by Film Streams. The Dundee, Happy Hollow and Country Club neighborhoods are home to a variety of school districts. Schools within the area include pubic, private and catholic schools. Omaha Public Schools is the servicing public school district with Omaha Central being the primary high school. St. Margaret Mary’s is the Catholic primary school in the neighborhood. Dundee also is home to a distinct private school district, Brownell-Talbot. For higher-education you will find the University of Nebraska-Omaha located just south of Dundee in Elmwood Park.

Of the three neighborhoods, Happy Hollow happens to have the highest average sold price at $450,510 while Dundee has the lowest average number of days on the market at 10!
