Omaha Neighborhood Spotlight: Regency
Our first neighborhood spotlight for 2018 is another well-known neighborhood, Regency. This neighborhood was developed in the 1960’s and was funded primarily from Mutual of Omaha, and was their first funded real estate development. Regency is home to many shopping areas including Regency Mall, and One Pacific Place featuring stores and restaurants such as Pottery Barn, Anthropologie, Borsheims, Bonefish Grill and Fleming's Steakhouse.
The area spans North to South from Dodge Street to Pacific Street and East to West from 96th Street to Interstate 680. One feature that stands out in Regency is the abundant green space and walking trails even though it is found in the center of Omaha. It is also home to Regency Lake and Tennis Club. Regency is also well known for being home to various wealthy Omahans both currently and in the past.
There are two assigned school districts for the Regency neighborhood. Depending on if the home is on the East or West side of Regency the districts are District 66 (Westside) on the East and Omaha Public Schools (Burke) on the West and North side. A majority of Regency is in the Omaha Public School district.
You will find various architectural styles in the Regency neighborhood. The most common is of the traditional style featuring brick on the exterior however, you will also find quite a few contemporary homes with unique and modern architectural styles. The homes in Regency also feature spacious lots (some over an acre) with larger setbacks providing long driveways leading up to the homes’ entrance. Many of the streets are lined with developed trees providing a canopy while you drive through the winding streets.

In the past six months homes have sold in Regency at an average price of $519,056 and an average list price of $606,907. The average number of days on the market in Regency is 36 days. The highest listing price in the last six month was $1,050,000 and highest sold price was $1,000,000. While the lowest listing price was $339,000 and lowest sale price was also $339,000.
