How Both Buyer’s AND Seller’s Can Get The Most Out of Every Open House
If you are interested in buying a home and have not found an agent to represent you, open houses can be a great opportunity to get the ball rolling on finding an agent - and a home. Open houses are advertised weekly on social media and in the Omaha World Herald. Attending open houses allows you to start your home search without an agent, and may help you to find an agent at the same time! And what could be better than two for one.
Beyond looking at the home, take an opportunity to interview the agent hosting the open house. If you feel comfortable with them, be sure to take their card or contact information in case you want to meet with them again later. Additionally, just because the agent is hosting the open house does NOT mean they are listing the home as well. It is common for other agents to host the opens, so don't always assume the agent is already representing the sellers.
Open houses usually have flyers or handouts available to guests - take one! Even if you don't like the property it will help you keep all the homes you see straight when you're doing all your decision making later.
Open houses can be a great opportunity to get more foot traffic into the home you are trying to sell and seeing the home in person is a crucial step in finding the right buyer. While your agent will be the only one present during the open house, there is still much you can do to ensure a successful showing for everyone who sees the home during that time.
To start, some basic pointers:
Almost every home shows better with less furniture and fewer personal belongings, so you may want to consider renting a storage unit or container.
Home staging has become the single most important and effective way to help sell your home more quickly and for more money, and there are professional home stagers right here in Omaha who would be happy to assist with style and design. Decluttering is also a very important principal of staging your home, and your goal is to make sure all the rooms look and feel as open as possible. You will want to pack up any unused items or knickknacks throughout the home. Also, clean out and reorganize all your closets and cabinets because you want to show that your home as ample storage space. You will want to make sure you move pieces of furniture that hinder or block walkways, and be careful not to put the “extra stuff” into the garage.

As you’re getting ready for the open house please do a quick run-through of your home and check the following:
Turn on all the lights and lamps.
Make sure all the beds are made.
Open all the blinds and drapes.
Close all the toilet lids.
Put away all toys and other personal items.
Take out the trash.
Fold and put away all the laundry.
Clean and put away any kitchen dishes or pots and pans.
Do a quick vacuum and dust the floors.
Put out fresh towels in the bathrooms.
Wipe down all the counter tops and sinks.
Remove your pet(s) from the home.
Here’s a great tip to create a “homey” scent before an open house:
Boil a pot of water and add the following: a couple slices of grapefruit, a pinch of whole cloves, and 2 cinnamon sticks. Reduce heat and simmer for about 20-30 minutes. As it simmers, your home will be filled with a beautiful aroma. Prior to the showing, remove from heat and turn off the stove.
